U.S. homebuilder confidence rose five points to 37 in October, marking the highest
reading since April, according to the NAHB/Wells Fargo Housing Market Index
(HMI). Future sales expectations increased nine points to 54, surpassing the 50-
point mark for the first time since January. 38% of builders reported cutting prices
in October, with an average price reduction of 6%.

- Pending Sales decreased 5.5% to 819
- Inventory decreased 0.9% to 10,524

According to Realtor®.com’s September 2025 Monthly Housing Market Trends Report, active listings nationwide rose 17% year-over-year, with the total number of homes for sale surpassing one million for the fifth consecutive month. Inventory in the South and West now exceeds pre-pandemic levels, while the Midwest and Northeast continue to lag behind. Nationally, housing supply remains 13.9% lower than pre-pandemic levels.

- Pending Sales increased 6.4% to 899
- Inventory decreased 0.5% to 10,641

According to the Federal Housing Finance Agency’s National Mortgage Database (NMDB®), 80.3% of outstanding mortgages in the United States had interest rates of 6% or lower in the second quarter of 2025. Within this group, 9.9% had rates between 5% and 6%, 17.9% between 4% and 5%, 32.1% between 3% and 4%, and 20.4% below 3%.

Rising housing costs have led many young adults to delay moving out of their parents’ homes. According to the 2023 American Community Survey (ACS), 19.2% of adults aged 25 to 34 lived with a parent or parent-in-law in 2023—approximately 8.5 million people. Although down from a peak of 22% in 2017-2018, the share of young adults living with parents remains elevated compared to 2000, when fewer than 12% did so.

Nationally, the best time to buy a home is the week of October 12–18, according to a recent report from Realtor®.com. Historically, this week offers the most favorable conditions for buyers, with higher inventory levels, lower home prices, reduced competition, and a slower market pace. However, the optimal buying window varies across local markets. Some areas have already experienced peak buyer conditions, while others may not reach their ideal period until November or December.
